Inspections: what it involves
A seawall inspection is a close look at the wall, cap, anchors, joints and the soil behind them, ideally at low tide when more of the wall is showing. You get a written report on what's sound, what needs watching and what needs work, with photos and locations along the wall.
In Pasco and Hernando, two groups ask for inspections most. Owners want to know what Helene did to walls that are still standing. Buyers want to know what they're getting, because canal home listings often state the seawall length, sometimes 100 feet or more in Hernando Beach, but rarely its condition.
When an inspection makes sense
- You're buying a waterfront home and the wall's age or condition is unknown
- A storm surge topped or soaked your wall
- You've noticed a small change and want to know if it matters
- You're getting repair quotes that disagree with each other
- Your wall is 40 or more years old and has never been checked

Free EstimateCommon methods
Visual and tap survey
The inspector walks the wall at low tide, taps the cap for hollow spots and photographs cracks, joints and stains.
Yard probing
A probe rod is pushed into the soil behind the wall to find voids before they turn into holes.
Alignment check
The wall's line and lean are measured to spot sections that have moved.
Checking your parcel
An inspection doesn't need a permit, but it's the right time to find out which office would handle any repair. Look up the parcel with the Pasco County or Hernando County property appraiser to confirm whether it's in a city or the unincorporated county.

How an inspection usually goes
- Schedule at low tideThe visit is timed for low water so more of the wall is visible.
- Walk the wallThe inspector checks the cap, joints, panels and toe from end to end.
- Probe behind itThey check the yard for voids and settling.
- Write it upYou get a report with photos, locations and what each problem means.
- Recommend next stepsThe report notes what to fix now, what to watch and what can wait.
Ask for problems to be marked by distance along the wall so future quotes can be compared.
What an inspection costs
Many contractors include a basic look at the wall in a free estimate, while a detailed written report for a buyer may carry a fee. Ask up front. Compared with replacement figures of about $500 to $1,200 per foot, an inspection is a small cost.

Inspections questions
Does a home inspection cover the seawall?
Often only briefly. A dedicated seawall inspection looks much more closely at the cap, joints, anchors and soil.
When is the best time to inspect?
At low tide, when more of the wall face and the toe are visible.
Will the inspector also quote repairs?
Usually, if they're a contractor. You can also use the report to compare quotes from others.
