About Land O' Lakes
Land O' Lakes is an unincorporated community in central Pasco County with 35,929 residents in the 2020 census. As the name suggests, lakes shape its neighborhoods, and many of the most sought-after streets back onto one.
Lake Padgett is the largest, a spring-fed lake of about 200 acres that local press calls the biggest in central Pasco. Lake Padgett Estates grew up around it starting around 1971, and Lake Saxon and Lake Thomas have their own lakefront homes.

Lakefront walls here are usually shorter than coastal walls but face different stresses. Lake levels rise and fall with rain and drought, boat wakes hit the same spots repeatedly, and walls built in the 1970s are now around 50 years old.

Fresh water doesn't mean no wear
Lake walls don't face salt, but they deal with lake levels that swing with rain and drought and repeated wakes from ski boats. When the lake is low, look at the base of the wall for gaps and undercutting. It's the best time to see problems.
Permits for a Land O' Lakes seawall
Land O' Lakes is unincorporated, so building permits go through Pasco County. Work below the lake's normal high water line may also need review by the Southwest Florida Water Management District.
Building permits for the wall go through Pasco County Building Construction Services, 8661 Citizens Drive, Suite 100, New Port Richey, FL 34654, (727) 847-8126.
On top of the local permit, a job can need state or federal review depending on where the new work sits. Florida law (section 403.813(1)(e)) exempts restoring a wall within 18 inches waterward of its old line from certain state permits, and your contractor should confirm which reviews apply.
