Holiday and its waterfront

Holiday is an unincorporated community in the far southwest corner of Pasco County, with 24,939 residents in the 2020 census. Its name dates to the early 1960s and is credited to William W. Boyd of First Federal of Tarpon Springs, back when the area was mostly scrub and fishing camps.

The community's south edge is the Pinellas County line at Tarpon Springs, and its west edge is the Gulf, where Anclote River Park, Gulf Park and Key Vista Park sit on the water. Only about 0.35 of its 5.7 square miles is water, but most of that is the shoreline and canals where seawalls matter.

Waterfront homes in Holiday

Waterfront streets cluster in neighborhoods such as Baillies Bluff, Key Vista, Gulf Trace and Sand Bay, close to the Anclote River and the Gulf edge. With more than 13,000 housing units across the community and a lot of 1960s through 1980s building, walls of very different ages often sit side by side on the same canal.

What Holiday owners ask for most

  • Seawall Crack & Joint Repair

Mixed-age walls on shared canals mean one neighbor's leaking joint often shows up as a dip in the next yard.

  • Seawall Inspections

With so many resales near the Anclote, buyers here regularly ask for a condition report before closing.

  • Seawall Cap Repair

Older caps facing the open Gulf take the most salt spray and storm splash.

The county line runs along Holiday's south edge

A few streets near the Anclote River sit close to the Tarpon Springs city limits. If your contractor mostly works in Pinellas, make sure they know your parcel is in Pasco, because the permit office, fee schedule and inspection process are different.

Permits for a Holiday seawall

Holiday has no city government, so landside building permits go through Pasco County.

Building permits for the wall go through Pasco County Building Construction Services, 8661 Citizens Drive, Suite 100, New Port Richey, FL 34654, (727) 847-8126.

On top of the local permit, a job can need state or federal review depending on where the new work sits. Florida law (section 403.813(1)(e)) exempts restoring a wall within 18 inches waterward of its old line from certain state permits, and your contractor should confirm which reviews apply.

Before you call: a Holiday checklist

  • Confirm on the property appraiser site that the parcel is in Pasco, not Pinellas
  • Note how your wall's height compares with the walls on either side
  • Look for sand fanning out at the base of the wall at low tide
  • Ask whether mangroves or seagrass near your wall change what can be done

What seawall work costs in Holiday

No two walls price the same, so treat these as reference points. Gulf-facing lots near Key Vista can need heavier materials than a sheltered back canal, while short runs on a dead-end canal often fall at the low end of repair pricing. Access matters too: a tight side yard can mean barge work instead of a machine from the street.

Reference figures, not quotes. Angi, seawall repair cost (2026 data): about $100–$250 per linear foot for repairs. LatestCost, Florida seawall replacement (2026): about $500–$1,200 per linear foot. HomeAdvisor, sea wall cost: average $25,000, typical $15,000–$60,000. Checked October 2026.
